Blackhorse Lane

Lichen Studio are working with Scape Living & AHMM Architects to deliver the redevelopment of 1 Blackhorse Lane in northeast London. The building will deliver 272 residential co-living apartments with a variety of shared amenity spaces for residents.

The building will also re-purpose The Standard; a music and comedy venue of historic cultural importance in Walthamstow. This will enable the site to continue its tradition of providing entertainment to the local community by replacing the vacant pub that previously occupied the site. The building proposes an alternative treatment to a traditional junction of an urban block and seeks to mediate between the established low-rise residential buildings along Forest Road to the east and the new taller buildings of the Blackhorse Lane Masterplan to the west.

The landscape design proposes a variety of high-quality amenity spaces for residents, which contribute to urban biodiversity and greening by creating a relationship between the development and adjacent Walthamstow Wetlands to the west. The articulated building massing provides each floor with an outside terrace and the form of the building tiers up and encloses a south-facing central courtyard adjacent to the internal shared amenity spaces of the building. The building is knitted into the urban fabric with a colonnade, providing further public realm around the building at ground level.
